Central Festival Pattaya Beach, Asia’s Largest Beachside Shopping Mall, Opening Soon
The project is awesome in its scope and is sure to draw many patrons from all walks of life. The property developer, Central Pattaya Public Company Limited (CPN), with a proven track record in creating successful shopping centers, has a very comprehensive plan to attract a steady flow of people to their new shopping complex, which will be the biggest in the 11 provinces of the eastern seaboard and the largest seaside mall in all of Asia. There will be shopping, dining, entertainment, a Hilton Hotel, and much more on the 22 Rai (10 acres) beach front properties located on Beach Road and Second Road between Soi 9 and Soi 10. With the huge scale of the project, here have also been a great number of jobs created for the local Thais.

CPN is well known for their other developments throughout the Kingdom of Thailand, such as Central World and Central Chidlom in Bangkok. They built their first shopping center about thirty years ago at Lard Phrao in Bangkok, following a concept and model imported from the USA. They even hired a US architect for that and other projects, but the architect on the Pattaya project is from Europe.
The premise is to create a destination that is more than just shopping, a place where people will be happy to drive 20-30 kilometers or more, simply for the experience.
The concept includes both in-door and outdoor shopping elements and aspires to improve the image of Pattaya Beach and what is available there.
There will be plenty of retail outlets for shopping of all kinds. The dining experience will include almost 100 restaurants, with everything from international fast food, family restaurants, lifestyle restaurants, a Food Loft and there will be restaurants with open terrace seating and beautiful ocean views.
There will be a Central Food Hall run by Tops Supermarket, which promises the highest grade consumer products. It will be bigger, larger, and higher end market than the other Tops outlets on Central Pattaya Road and South Pattaya Road, which will continue to stay open. As it is catering to the higher end market it will be entering into direct competition with Villa Market on Second Road.
The SFX movie theatre in the complex boasts nine screens, honeymoon seating, and special VIP treatment exclusive to Pattaya, about which little is yet known. The 16-lanes of bowling by SF will add to the entertainment and fun. There will be well-known stores like B2S, Power Buy, Super Sport, and True Fitness and many other familiar names.
Those people who are not into the seven floors of shopping, can of course use the entertainment aspects of Central Festival Pattaya Beach, and will still be welcome to come and use the large open meeting area as a place to meet with friends. With 2,000 parking spaces, even if you want nothing more than to come and park and go to the beach, you will be welcome.
Pattaya is moving up and as it does the market for corporate seminars and day trips is moving up also. So with the space available there is the possibility of creating some truly World class events.
The hope is to make this a destination place for both the local and the tourist community of the region. CPN estimates that 50% of clients will be tourists, 40% locals and 10% expats. Having spent 5 billion baht on the 7-foor shopping center, plus another 2 billion on the 300 room hotel, the developers are confident that they can entertain all types of shoppers creating a win-win situation for all.
There are plans to open other shopping centers: one in Chonburi in April and later one in Hua Hin.
