Master Developer Makes His Mark in Pattaya



Shopping is now a pleasurable and relaxing pastime that the whole family will thoroughly enjoy, thanks to the far sighted vision of a leading over-seas entrepreneur, who has introduced a new concept to the Thai department store scene. Mr. Ian Stewart has built the huge Jomtien multi purpose center at the junction of Sukhumvit and Soi Chayapruek I, with the main object of giving individuals and families a quiet place to relax and enjoy life, even if they do not intend to do much shopping.

Ian and his Andorran wife, Noria started coming to Thailand 33-years ago, and his wife together with their Manager, Stewart, have for a great number of years, ran a very big retail operation called “Phuket Mermaids,” which specializes in beachwear and other associated products. Their original Phuket outlet is over 200-meters long, specializing in swimwear & lingerie, and their famous locally manufactured products are available throughout Thailand; “Phuket Mermaids” has been so successful that Noria was even asked to be the guest speaker at an important Bangkok business meeting.

What is now The Village shopping and leisure centre, was formerly the “Herb Garden Hotel,” situated on 20 Rai (32,000 square meters) of land, with the building having over 27,000 square meters of floor space spread over two levels, but in spite of an impressively long, drive-in second floor entrance, it had laid vacant for many years. 

 

However, Ian envisaged a completely new conceptual use for this abandoned hotel. He planned to have a completely new “Shopping Destination,” that was not just a place to go and spend money, but rather a relaxation centre suitable for entire families.

Appropriately named The Village, this is built for families (and even their dogs), who have nowhere else to go when they want to shop with comfort, convenience and enjoy a different fun place, where they are under no pressure to purchase anything. Customer convenience is the key-word with easy access, parking facilities for 300-cars, disabled & wheelchair access and outside there is a convenient public transportation point.

The Village has integrated many features, including a large supermarket, waterside cafes & restaurants, fresh fruit & vegetable stalls, floating market, banking & community services, are just some of the wide range of shopping facilities that are available, and the large floating market, with 30-40 traditional Thai boats will sell food, drinks and other small cultural items.

 

This semi enclosed retail and entertainment complex has the capacity for over 100-boutique and specialist shops, having successfully created a unique design concept incorporating lifestyle shopping areas combined with live entertainment and a variety of international local cuisine options. The Village boasts a clean tranquil environment orientated towards families with and abundance of green space for customers to relax, dine and enjoy the natural surroundings.

“The Village is complimented by landscaped gardens, fountains, fish ponds children’s playground areas, and even pet care & kenneling services, which make it a place of family fun, greatly removed from the stark commercial atmosphere of the mainstream department stores. Moreover, there are further forms of entertainment at night, with a live music stage, plus daily entertainment & events

 

In spite of purchasing The Village property only one year ago, Ian Stewart’s vast experience in commercial developments around the planet has seen him rebuild, remodel and landscape the entire area in just twelve months. Was it easy?  No, he found the original under built super structure needed re-enforcing, plus stripping and re-installing wiring & plumbing was necessary.

 

The rear area was a veritable wilderness that has been transformed into immaculate gardens, traditional looking canals and leisure facilities, all connected by aesthetically pleasing wooden walkways. This also includes a large 400-square meter German / Thai style Food Hall, (with seating for over 200-people, where everyone can enjoy their own beer, food and nightly entertainment for a very minimal cost. 

 

This food hall is part of the franchised “Thai Country Place” group, who are famous for offering good value for money, at their many restaurant facilities throughout the Kingdom of

Thailand.

 

As well as a huge variety of very good shops and offices within the two floors of the main building, there are also shops, plus a food and beverage outlet near some of the canals and ponds, which make this area true delight, and take away the feeling of being in a high pressure sales environment.

 

Not all Pattaya residents have noticed The Village yet, because it has only just opened, but it is well worth a visit to discover that this shopping centre is completely different, having only one shop of each type, and that it is actually a “fun place to go.” So how successful has the project been?


Their leasing manager is Ms Rachada “Dew” Jintranan and two weeks before the Village opened to the public, most of the units had already been leased out, which is a very pleasing result indeed.

 

While big shopping centre’s will always succeed, this is a totally new approach to shopping, and as people are now more discerning, they want more than just a place to shop. “The Avenue” finished late last year, right on schedule, with speed and precision that is only attained by someone with decades of experience in the development and construction industry.
