What is a Thailand House Book?
It is possible to own the house or the condominium unit or the building on a parcel of land. You get a receipt for payment and are issued a “House Book” (in Thai it is called a “Tabien Ban”), not a title deed for all of these kinds of property.
The blue House Book cannot have your name on it or in it, but you can determine which Thai people, if any, shall have their residence registered at that address. If you are married your wife can apply for a yellow house book with your name in it which keeps you from having to report to immigration every 90 days.
All Thai nationals are required by law to be recorded in a “Tabien Ban” or “house book” somewhere In Thailand. Foreigners are not recorded in house books. The house book shows the names of everyone living in that home. Many workers and Thai residents of Pattaya have their names in the family house book upcountry or in another city. When they move from a house (into the new home you bought them?), they must have the original house book, not a copy, in order to record their name in the new house book. To get a new house book for a home in Pattaya (house, condo, townhouse, or shop house) your Thai friend or partner can go to Pattaya City Hall on Pattaya Nua to the second floor (from the front of the building it is the first floor you see). No appointment is necessary.
Office hours are 8:30 a.m. to 4:30 p.m. If they lose their house book registered in Pattaya, they do not need a police report and need only show their ID card, and pay 30 baht for a new house book. For new homes without existing house books, simply go to Pattaya City Hall with a Thai person’s ID card who will have his or her name in the house book and the contract to purchase, and the receipt. If no Thai person will live in your home then you get a house book with no name in it and you show your passport. If you buy a house with a Thai company limited you must show your company documents.
